At this point we have found a project that looked promising, analyzed it, then moved to control the property and get the initial drawings together to provide us with more detail as to the real viability of the project. Everything looks great, so now we are all in. We are going to spend the money in the ‘soft cost’ budget (anything to do with paperwork – blueprints, reports, fees, permits) required in the design and permitting stage. Our team will put the application forward with the city, do the back and forth with them which, hopefully leads to approval of whatever permit we are going for. The permit(s) required, the construction and marketing will differ by Micro-strategy. Once we are approved, we can start work onsite. That is when we will spend our ‘Hard Cost’ budget, anything needed to physically construct our end goal.
In this course you will discover:
- What your team needs to be doing in the time leading up to the permit being applied for.
- What is involved in the actual application process with the municipality.
- How to find and vette the team members you need through this stage.
- How to create all of the final drawings and put your blueprints out for tender. This will allow us to finalize the budget. Always have the professionals prepare the final budget.
- How to work with developers and builders. How to find them, vette them and arrange the final contract with them? I think most of you will be better served delegating any onsite work, freeing you up to focus on your next deal.
- How to market your project to a buyer. This is your business and like all businesses you will have a product and a customer. What your product is and who you will be selling it to will depend on your Micro-strategy.
- Different marketing strategies depending on strategy and customer.
- In what order work gets done on a land development / subdivision project.
- In what order work gets done when constructing a new building.
- How to quit your 9-to-5 and scale up to become a full-time builder.
- The difference between constructing smaller houses / duplexes and larger apartment buildings.
- How to build in cold weather.
- How to save money and cut costs with all of the above.
- How to work with construction loans and regular draws during the construction period.
Throughout the course we have real life case studies, White Papers, Q&A lessons, and contracts that can be used to move you ahead quicker and easier.
