Capstone 6: Student Collaboration 

"This is fantastic!! A group of 6 students, taking action and, using the teachings of the course, got together and made an offer on a duplex plus a fourplex that they planned to tear down, change zoning & density and get ready to construct an apartment building on. BUT THEN they got the fourplex next door under contract too AND then bought another fourplex right beside that. When done they will be able to exchange all that for a 17 STORY TOWER!! How is that for the value of networking and the value of building a community? These are just ordinary investors. You can do this! UPDATE! These students raised the money (through an Exempt Market Dealer) to purchase all four buildings and cover fees & carrying costs. As of July 2023, they received unanimous approval from city council to build a 24 STORY TOWER (even more than they originally asked for). They now have the entire project on the market for $7 MILLION DOLLARS!!"

He has taken methodical steps to grow his Real Estate Investments, from single family home rentals, to adding basement suites, to building new garden houses in the back, to now knocking down that old house and custom building 3 or 4 unit rentals. Dan now has a repeatable system in place, which is where most of us hope to be. Let's hear his story. UPDATE! Dan has close to 2 dozen new properties at various stages of design and construction and has branched into renovating other investors properties!

Let's meet Vlad. Vlad came into the course with some experience with, not only renovations, but also a couple of construction projects. However, he was looking to scale. He wanted to learn how to construct larger buildings and get more value out of land. Let's talk to Vlad and see how he is now getting into larger projects. UPDATE! Vlad recently closed on an old school that, not only will he renovate to allow for 12 residential units, but with the excess land he will build several new townhouses!

Sylvie, her husband Andre and a couple of their friends are investing together and achieving some remarkable results. They are in the process of doing a large land assembly that could potentially see them build a very large apartment complex.

Theresa and Sugar are two high energy go getters that have purchased an old 12 unit apartment, ready for tear down, and are working to change the zoning and density that will allow the construction of an ten storey, 130 unit apartment building. How amazing is that? Let's go behind the scenes and see how they are doing this.

He has done several of my Micro-strategies including land flipping, land assembly, lot preparation, lot severance and infill development, which means that he has taken projects all the way to the finished construction of new homes.
