What's Inside The Course?

Building off of what you learned in the Introductory track, this course will confidently move you to a place where you can find your own remarkable development projects, analyze them both physically and financially, and then make a decision whether to move forward or not. Emphasis is placed on getting the required information together quickly (remember the subject property can get sold out from under you at any time) and with minimal out of pocket costs. We teach how to do the investigation phase without spending too much too money early in the process. 

In this course you will discover:

  • How to build your development team. We have some new players that you may not have used in the more traditional Real Estate Investing strategies. Who are they and how do we find and vette them?
  • How to find the best properties for development, based on your preferred Micro-strategy. We will teach you to find opportunities both off-market and on-market, by being proactive (don’t wait for your realtor to bring something to you), and by using different software programs and apps (you can learn a ton just sitting at your desk). 
  • Which type of building works best on each type of property. Here you put your knowledge of zoning and Highest and Best Use into practice. 
  • The power of learning to become a community expert and how to read zoning maps and community development plans. 
  • How much you can learn by driving your preferred community (and how this differs from “Driving for Dollars” in the Flip and Rental World).
  • How much land do you need to do the type of project that you envision.
  • How to analyze the physical attributes of the property to ensure you aren’t going to run into trouble down the road, once you have found something that looks promising.
  • How to do a quick ‘Back-of-Napkin’ financial analysis proforma together to see if, at a high level, the numbers make sense. We have a number of spreadsheets in the course library set up just for this purpose. Different spreadsheets for different exit strategies. 
  • Where you will go to find the information you need to properly analyze this parcel.


This will lead you up to what we call Decision Point A. We want to accomplish the analysis phase quickly without great expense. Does your analysis look like you should move forward to the next phase, tie up the property and then get some initial drawings together (discussed in the next track – Acquiring and Funding)? If things don’t quite work, can we tweak something or is it best just to move on to another project?
