What's Inside The Course?

After your initial investigation and analysis turns up a parcel of land that looks promising that we want to continue with, we need to move to the next step in the process. Can we acquire the property in question (ideally by simply tying it up and controlling it and not buying it yet) and how do we arrange funding for our project? 

In this course we will discover:

  • How to potentially partner with the seller. This world of development offers a lot more ways to do this that what we learn in the flip and rental world (in fact the course teaches 11 different ways to work with the seller). 
  • How to reduce the amount of cash required by thinking outside the box. Ideally if we don’t have to raise money from J/V partners so much the better. 
  • How much cash will we need to do each type of Micro-strategy. 
  • How financing in Development differs from the flip and rental world?
  • How lenders think. We have an interview with a Mortgage Broker who will take us inside the mind of lenders and show us how to de-risk our projects and increase our chances of approval.
  • What information is required in our mortgage application digital binder that we will need to give to prospective lenders.
  • How to structure your deals. When to use corporations, LLCs, or limited partnerships? 
  • How to create J/V partnership agreements to protect you.  
  • How to raise money (both debt and equity) at a beginning level.
  • How to approach high net worth individuals. With all of my projects and my work with the Horse Track I have a lot of experience with this. 
  • How to put together a pitch deck / investor package that will attract investors. In what order should the various elements to be laid out?
  • How to put together a Data Room for potential investors. 
  • What are the minimum reports and drawings we will need to produce to show our vision to other stakeholders – the municipality, potential lenders, and potential partners. Until we get greater assurance that this project is viable, we still don’t want to spend a lot of money. 
  • How our team will help us get greater certainty on potential revenue and costs. 
  • Which team members are required at this stage. How to find and vette them?
  • The difference between a term sheet and a commitment letter. 

In the Library we have sample agreements, contracts, and spreadsheets that can be used as templates for your own projects.

All of the above is giving us the information we need to decide if we are definitely going to go hard on this particular project. I call this Decision Point B. Are we all in or not? If we are then we go hard with the next Track – Permitting, Construction and Marketing.
