From Opportunity to Executable Plan—Fast

The big number is what stops most people.

  • From “How will I ever raise $5 million?” → to knowing exactly how much you actually need, and how to need less of it.
  • From guessing at costs → to a budget that tightens at every stage, ending with one a lender will fund
  • From spending a year and tens of thousands only for the city to say no → to understanding two key decision points, so the project earns every dollar before you spend it.
  • From “Who would ever invest with me?” → to knowing what lenders and partners look for, showing up with a pitch deck & data room and your project de-risked as much as possible.
  • From funding one project → to a repeatable system that makes the next one easier to fund.

What You'll Walk Away With

  • Your real number. A three-stage budget that gets more accurate as the project earns it.
  • Less money to raise. Seven ways to partner with the seller and five ways to sweeten the deal, plus phasing, pre-sales, buyer deposits and other creative ways to fund. You may not need as much as you think you do.
  • Lender-ready. How lenders think, what they need from you, and how construction draws and holdbacks work.
  • Partner-ready. Raising money from JV partners (beginner and advanced), building a pitch deck and data room, and a live webinar of a real money raise, taken apart step by step.
  • Deal two and beyond. A repeatable system so each project is easier to fund than the last.
  • What's included: About 5 hours of video · How to Fund Real Estate Deals info paper · budget spreadsheets · How to Analyze a Parcel of Land checklist · lifetime access

Know your number before you ask for a dollar.

Most people get stuck on the big number. This course shows you how to shrink it, stage it and fund it, using the same rules I’ve used to raise $50M for $80M in property transactions.

Who It’s For / Not For

For: investors who have decided to build (a subdivision, a new house, a duplex or a small multifamily) and need to know how to pay for it. That includes landlords building their next rental, FVD or Green Light Blueprint students whose project came back Green, and builders ready to fund their own projects.

Not for: paperwork-only or entitlement deals (that’s the Green Light Blueprint), anyone looking for a “no money down” shortcut, or large institutional projects.

Meet Your Instructor: Darcy Marler

Real Estate Investor, Author and Educator

I’m Darcy Marler. I’ve been investing in real estate since 2001.

  • Raised $50M for $80M in property transactions
  • Built 46 new homes, townhomes and condos
  • Completed 2 full subdivisions
  • President of the company that took a horse track and casino from bare grass to a finished, operating building
  • Owned 93 properties: 241 doors and about 1,000 tenants
  • Author of 4 books on real estate investing, with 420 course alumni

I built this course because I watched too many good investors stall on one question: how do I pay for this? These are the rules, and the mistakes, behind every dollar I’ve raised.

FAQs

  • Do I need a lot of cash? → You need some. There’s no true “no money down.” This course shows you how to reduce, phase and recycle what you need, and how the seller can be your first source of money.

  • I’ve never built anything. Is this for me? → Yes, if you’ve decided to build and you’ll use an experienced team. Your job is to manage the deal, the money and the team, not swing a hammer.

  • Does this cover paperwork-only deals like Entitlement or Upzoning? → No. For those, see the Green Light Blueprint.

  • Does it apply in the US and Canada? → Yes. Lending and securities rules vary by state, province and country, so check locally. This is education, not legal, tax, lending or securities advice. We have students all over North America.

  • How long is it? → About 5 hours of video. Go at your own pace, with lifetime access.

  • What’s next after this? → Build and Market, where you see the actual order of work on site.

Know your number. Stage your risk. Fund your build.
